Auburn March 31st
My dear Father,
In consulting Mr Day
could suggest no way in which the proposed loan
could be made to Mr Danforth
difficulty mentioned in your letter. I have taken
paines since you were here to make inquires about
the gentleman and learn that heretofore he has not
been considered very reliable. Also that the Mortgage
which he offers has been in market for the past three years.
I therefore explained to Mr Danforth when he
called, why you could not consistently make any
arrangements at present, unless he wished to take the
lots and build on the same terms which we had
heretofore been selling.

yesterday, giving as a reason, that the interest was
larger than he could pay, and that his wife
discontented (the usual excuse)[ . ]
Reason: He has paid $100 of the

principal besides building a well, half the fence
& some other improvements, all of which he forfeits,
his interest being only about $20 behind.
I suppose the place is really worth about $1200 although
I advanced only $550 on the two lots.
Jacob M. Brown
respectable young man, a Jeweler by trade, wants the
place[ . ]
Reason: He owns a House & Lot on Huffman Street
(lot about 1/4 acre) which he wishes to Exchange with us,
giving whatever balance may hereafter be decided
upon. I have flatly promised Mr Brown that I
would make the exchange provided we could agree on
the valuation of his place, and you should see no
objections. He asks $800 for the place including about
$100 which is still due on it, and which he wishes us to
assume[ . ]
Reason: I do not however consider it worth that amount[ . ]

I think however that we can make some satisfactory
agreement. His house is in a good location and ^will^ rent
easy at $5 1/2 or $6 per month, it seems to me as though
this would make a secure bargain, as he would forfit
both houses if he should give up his article. Please
give me instructions or let Mother
